TITLE INSURANCE

Title Insurance guarantees a lender or owner of real estate that the property being purchased or financed has good marketable title, free of any unknown liens or encumbrances.

Title Insurance rates (risk premiums) are set by the State of Florida.  TouchstoneTitle LLC charges the lowest risk premiums permitted by law, yet the service we provide is unsurpassed.

TITLE SEARCHES AND EXAMINATION

A full title search and examination is needed whenever title insurance is issued.  The search and exam process reveals any problems with the title to property, and the search and exam form provide the information needed to insure title.

Investors and those interested in buying property may desire information about property without wanting title insurance.  To meet this need, TouchstoneTitle can provide Title Search Reports (TSRs) and Owners & Encumbrance Reports (O&Es).  Please note, however, that a title insurance company can only give a title opinion when title insurance has been ordered.

MOBILE CLOSINGS

Many of our clients are simply too busy to leave their jobs or families for a closing in our office.  For these clients, TouchstoneTitle is proud to offer mobile closing services, with a fully licensed notary who can come to you when you can't come to us!

1031 EXCHANGES

With rapidly appreciating prices for real estate, many people are interested in selling their investment property, but are worried about capital-gains tax liability.

Touchstone Title assists clients with the proper use of a 1031 like-kind exchange to defer accumulated capital gains taxes, when an investor will be purchasing a replacement property.  It is extremely important to plan ahead when using a 1031, because very strict procedural and time limitations apply.
